How to Prepare for the IBBI Registered Valuer Exam
Roughly 1 in 8 attempts pass. The 50-hour course gets you in the door, not to 60. Here's a plan that does.
The IBBI valuation exam is passed by a minority of the people who sit it. IBBI's 2023-24 figures show 127 successful attempts out of 1,070 in Land and Building (about 12%) and 91 out of 648 in Securities or Financial Assets (about 14%). Most candidates are experienced engineers, architects, chartered accountants and finance professionals, so this is not a knowledge gap alone.
The exam punishes three things: thin coverage of the law modules, slow case-study work, and guessing under 25% negative marking. A plan that fixes those three will do more than another pass through the course notes.

A Study Plan That Works Around a Job

Take a baseline paper first
Before reading anything, sit a timed practice set with negative marking. It shows which modules you can already score in and which you can't.

Build the core valuation module
Work the methods with numbers, not just definitions: years' purchase, DRC and depreciation for L&B; DCF, cost of capital and multiples for SFA.

Read the law from the bare Acts
The law modules are where experienced valuers lose marks. Read the sections the syllabus names, and make one page of notes per Act.

Drill case studies in sets
Practise full cases of six, four and three linked 2-mark questions under time. A wrong 2-mark answer costs 0.5, so read the passage twice before answering.

Sweep the small modules
Ethics, statistics, environment, insurance and report writing are 2 to 3 marks each, but together they add up to a pass or a fail.

Sit full timed papers, then book
Book your slot only when full 2-hour papers put you consistently above 60 after the penalty.
A plan built on a guess about your weak module is a guess.
Handling Negative Marking
- check_circleEach wrong answer costs 25% of the question's marks, so four wrong answers erase one right one.
- check_circleAnswer what you know first, then return to the rest. Rule out options before guessing.
- check_circleIBBI's format says candidates must answer all questions and an unattempted question scores nothing, so plan time to reach every question.
- check_circleTrack your penalty in practice: if negative marks are costing you more than 5 or 6 marks a paper, you are guessing too freely.
Practise With the Calculator You'll Be Allowed
Only a non-memory calculator is permitted, and scientific calculators are barred. Present-value and capitalisation working on a basic calculator is slower than in a spreadsheet, so do your case-study practice on the same kind of calculator.

How hard is the IBBI valuation exam?expand_more
Hard. In 2023-24 about 12% of Land and Building attempts and about 14% of SFA attempts passed, by our arithmetic from IBBI's annual report. The 60% bar and 25% negative marking are the main reasons.
How long should I prepare?expand_more
IBBI sets no study period. Working professionals commonly need several weeks after the RVO course; the honest test is whether you clear 60 on full timed practice papers with the penalty applied.

Your core valuation module: 35 marks in Land and Building, 33 in SFA and 31 in Plant and Machinery, and the case studies test the same techniques.

You can re-sit after 21 days, as many times as you need, paying the fee each time.
